Zhangjiakou And Baotou Lead July New Home Gains While Shanghai Sets The Price Ceiling
China's July new-home data shows a narrow set of local price gains, with smaller northern cities posting the largest monthly rises while Shanghai remains the top absolute-price market.
The Gains Were Concentrated
Fang research showed 25 of 100 cities with monthly new-home price increases in July and 62 with declines. Zhangjiakou rose 2.45 percent and Baotou 1.82 percent.
Shanghai Still Sets The Ceiling
Shanghai led the price table at about RMB 75,041 per square metre, followed by Beijing and Shenzhen. That price hierarchy does not mean all first-tier districts have equal demand.
Destocking Remains The Constraint
Policy support is still focused on controlling new supply and reducing inventory. Buyers should ask whether a project benefits from actual local absorption or only from a headline city average.
Outlook
China's next signal is the official July 70-city release. If gains remain concentrated, developers outside the strongest districts will need discounts, better terms or slower launch pacing.
