Montevideo June Rent Average Gives Uruguay Investors A Barrio Yield Benchmark

Uruguay investors have a fresh Montevideo rent benchmark after INE-based June data put new-contract and active-contract averages close together.

A 24 August market note using official INE rent data reported Montevideo's June 2026 depurated average for new rental contracts at about UYU23,814 per month and active contracts at about UYU23,442, with 2,611 new contracts and more than 106,000 active contracts in the department.

The useful local read is by barrio. Separate July yield work placed Montevideo apartment asking prices around USD2,486 per square metre, with Golf, Puerto Buceo and Villa Biarritz at the high end and Cerro, Colon and Ituzaingo among more accessible segments.
