Caracas Chacao Premium Reopens Gap With Libertador In August Listing Data
Caracas listing data updated this week show a divided market, with Chacao and eastern municipalities still commanding a clear premium over Libertador and other lower-priced areas.

Venezuelan listing indexes updated in late August measured thousands of active listings and placed national apartment-sale medians above USD1,000 per square metre, while Caracas data showed Chacao and Baruta pricing far above Libertador and Sucre. One open dataset published on 24 August also showed active supply down from July.
Market Segment
The Caracas market is not a single dollar-per-square-metre figure. Chacao, Baruta and El Hatillo attract premium buyers seeking services, security and eastern connectivity, while Libertador and Sucre include deeper supply at lower median prices.
Who Is Affected
Sellers in premium municipalities can still ask for a location premium, but buyers have more transparent listing evidence to challenge unrealistic prices. Renters face a similar split because eastern areas carry higher monthly dollar rents and stricter tenant requirements.
Buyer Checks
Buyers should compare active listings with closed-sale evidence where available, building services, water reliability, condominium charges, parking, security, dollar payment terms and neighborhood liquidity. Listing medians should not be treated as guaranteed sale prices.
Outlook
Caracas remains a segmented market. Price discovery should improve as monthly data become more visible, but real value still depends on building services and negotiable dollar terms.
