Wuxi Filing Volumes Put A Narrow June Price Gain Under Local Scrutiny
China's latest useful local read is in Wuxi, where official June price indices showed modest monthly gains while weekly filing data still pointed to uneven transaction momentum.
The Price Gain Was Narrow
Official data showed Wuxi new commercial residential prices up 0.3 percent month on month in June and second-hand prices also positive in parts of the table. That looks better than many weaker cities, but year-on-year readings were still below 2025 levels.
Weekly Filings Add Detail
Wuxi housing bureau data showed weekly commodity-housing filing areas fluctuating through July, including several weeks between roughly 35,000 and 51,000 square metres. That makes the June index a stabilization signal rather than proof of a broad rebound.
Resale Stock Is The Harder Test
Second-hand prices are more sensitive to household confidence and investor exits than developer list prices. A small month-on-month increase can disappear quickly if owners in weaker districts cut prices to move older apartments.
What Buyers Should Check
Wuxi buyers should compare registered transactions, district-level resale listings, school-zone premiums and developer delivery records. The official city index is a useful starting point, but it does not price every neighbourhood or building.
Outlook
The next signal is whether July and August filings confirm actual demand. Without sustained volume, Wuxi's June price gain remains a local pause in a still-fragile adjustment cycle.
