Turkey's First Home Sales Jump Keeps Developers Ahead Of Second Hand Sellers

Turkey's June property release gives developers a stronger local selling argument, with first-home sales rising faster than second-hand transactions and mortgages rebounding sharply.

First Sales Led Growth

TUIK reported 43,406 first-home sales in June, up 23.1 percent year on year. Second-hand sales rose 12.5 percent to 86,573, leaving first sales with a 33.4 percent share.

Mortgages Returned

Mortgaged residential sales rose 72.1 percent to 25,993 and represented 20 percent of total home sales. That gives developers a credit-supported demand signal after a weaker first half.

Foreign Demand Is Still Small

Foreign-buyer sales reached 2,015 in June, up 20.1 percent year on year, but January-June foreign sales were still down 9.2 percent. Istanbul remains exposed to that split.

Outlook

Turkey's next signal is the August 13 July release. Developers need mortgage momentum to continue before assuming June's first-sale rebound is durable.
