Turkey Mortgage Sales Jump While First Half Housing Volume Still Trails
Turkey's June housing data gave developers a credit-led lift, but the first-half total still lagged last year, leaving Istanbul and foreign-buyer districts with a mixed signal.
June Sales Rebounded
TUIK reported 129,979 home sales in June, up 15.8 percent year on year. First sales rose 23.1 percent and second-hand sales rose 12.5 percent.
Mortgage Activity Was The Sharp Move
Mortgaged home sales rose 72.1 percent to 25,993, raising their share to 20 percent of transactions. That suggests financing availability, not only cash buyers, drove the monthly improvement.
Foreign Demand Is Still Smaller
Sales to foreigners rose 20.1 percent in June to 2,015, but the January-June total was down 9.2 percent. Russians, Ukrainians and Iranians remained the largest buyer groups in June.
Outlook
Turkey's next signal is the August 13 release for July. Buyers should watch whether mortgage growth continues or June becomes a temporary catch-up after weaker first-half volume.
