Taipei's 2025 Transaction Review Shows A 29 Percent Volume Drop Before New Presale Checks
Taiwan's Taipei market has a new official baseline after the city's land department published a residential sale and presale review showing a sharp transaction decline in 2025.
The Drop Was Large
Taipei's Department of Land Administration reported 10,662 residential sale cases in 2025, down 29.56 percent from 2024. Total transaction value fell 25.47 percent to about NT 337.4 billion.
The Dataset Is Useful For District Checks
The review uses actual-price registration data across Taipei's 12 administrative districts, excluding abnormal and non-residential cases. That makes it a cleaner benchmark than listing portals.
Presales Need A Separate Lens
Presale volumes and actual transfer data can diverge when developers delay launches or buyers reassess credit costs. District-level data helps identify whether weakness is citywide or concentrated.
Outlook
Taiwan's next signal is the next actual-price upload and presale register update. Taipei buyers should compare new-project quotes with 2025 district evidence before reserving.
Taiwan Deal Checks
For Taiwan, the practical check is whether this local signal is visible in signed contracts, bank approvals, registered transfers, lease negotiations, completed works or enforceable public rules. Buyers should compare Taipei, actual price registration, presale homes with title documents, service charges, financing terms, physical condition, tax exposure, handover timing, official notices, comparable local evidence, vacancy and realistic exit demand before treating the latest news as a price guarantee.
