Taipei Weekly Actual Price Data Gives Presale Buyers A Faster Check
Taipei buyers have a fresher public-data tool as the city's actual-price weekly dataset was updated on July 22, adding another check on a market already showing lower annual transaction volume.
The Weekly File Is Practical
Taipei's open-data platform lists actual-price records with district, project, building type, floor, area, total price and unit price fields. That lets buyers test a presale claim against recent records.
Annual Turnover Was Lower
The Taipei Land Administration Department's July market note said 2025 residential purchase volume fell 29.56 percent and total value fell 25.47 percent from the prior year.
District Comparisons Matter
Da'an, Beitou, Nangang and Wenshan do not move together. Buyers should use district-level transaction records rather than a single citywide sentiment read.
Outlook
Taiwan's next signal is the next weekly actual-price upload. Taipei presale buyers should check fresh records before accepting launch prices in lower-volume districts.
Taiwan Deal Checks
For Taiwan, the practical check is whether this local signal is visible in signed contracts, bank approvals, registered transfers, lease negotiations, completed works or enforceable public rules. Buyers should compare Taipei, actual price registration, presales with title documents, service charges, financing terms, physical condition, tax exposure, handover timing, official notices, comparable local evidence, vacancy and realistic exit demand before treating the latest news as a price guarantee.
