Taipei April Price Index Update Shows Datong Volume Lifting Deal Value

Taipei's latest municipal price-index dataset keeps the market focused on registered transaction evidence, with April data updated in July and district-level deal values showing uneven demand.

The Data Series Is Current Through April

Taipei's open-data platform for the monthly residential price index was updated in late July and covers transactions through April 2026. The dataset tracks the citywide index as well as apartment, building and small-unit categories using actual-price registration evidence.

District Values Matter More Than The Average

Recent municipal releases show how transaction count and value can diverge by district, with areas such as Datong and Da'an capable of leading total deal value because of higher-ticket sales. Buyers should read volume and value together.

Market Timing Has A Data Lag

Taiwan's actual-price registration system provides useful evidence but appears with a lag. Negotiations in August should therefore combine the official index with the newest building-level registrations and mortgage conditions.

Buyer Checks

Purchasers should review actual-price registrations, building age, management quality, land-use zoning, loan restrictions, floor level, earthquake upgrades and nearby transit plans. Small-unit indices should not be applied to family apartments without adjustment, and lagged data should be cross-checked.

Outlook

Taipei remains evidence-driven but selective. Districts with repeat transactions and practical transport access should defend pricing better than buildings relying on outdated comparable sales.
