Taichung Leads July Transfer Rebound As Six City Volume Clears Twenty Thousand

Taiwan's July housing transfer data showed all six major cities improving, with Taichung posting the strongest monthly gain and total volume moving above 20,000 units.

Six City Transfers Rebounded

Local land-office data reported by property media showed the six major cities recording about 20,506 sale transfers in July, up 12 percent from June and 8.8 percent from a year earlier. It was the first 2026 month above the 20,000-unit mark.

Taichung Had The Sharpest Monthly Rise

Taichung led the monthly gain at about 18.8 percent, supported by completed pre-sale handovers before the lunar seventh-month slowdown and by buyers trying to complete before policy or financing windows changed.

Volume Does Not Equal Uniform Strength

Transfers capture registration timing, so handovers can make a city look stronger even when new reservations or prices are not equally strong. New Taipei, Taoyuan and Kaohsiung still need district-level reading.

Buyer Checks

Purchasers should compare actual transaction data, pre-sale handover timing, mortgage approval, parking allocation, building age, school district and MRT access. Registration volume should not replace price-per-ping evidence.

Outlook

Taiwan's July rebound improves liquidity sentiment, but August will show whether the surge was timing-driven. Taichung should stay in focus if transfers remain elevated after the handover rush fades. Buyers should compare registration volume with actual contract prices by district.
