Taichung July Transfer Jump Shows Taiwan Rebound Beyond New Taipei
Taiwan's July transfer rebound was broader than New Taipei, with Taichung recording the strongest monthly rise among the six major municipalities.
All Six Cities Improved
The six municipalities recorded 20,506 building transfers in July, up 12 percent from June and 8.8 percent from a year earlier. New Taipei remained the largest market with 4,850 transfers, but every city moved higher on the month.
Taichung Had The Largest Monthly Gain
Taichung transfers rose 18.8 percent from June to 3,703 units, ahead of Taipei, Kaohsiung, Taoyuan, Tainan and New Taipei on that monthly measure. That makes the rebound more than a core Taipei story.
Year-To-Date Still Shows Caution
The January-to-July six-city total was 117,944 transfers, down 0.9 percent from the same period last year. Taichung and Taoyuan remained down year to date, so July should be read as a recovery signal, not a completed cycle turn.
Buyer Checks
Purchasers should verify registered transaction data, mortgage quota, building age, parking, management fees, school access, MRT proximity and district inventory. Taipei luxury evidence should not be used to price ordinary suburban stock.
Outlook
Taiwan sentiment should improve if July's gains repeat into August. Taichung will be important because a sustained rebound there would show demand broadening beyond New Taipei's larger transaction base.
