Six City Transfers Rebound As New Taipei Leads July Housing Activity
Taiwan's six special municipalities posted a July transaction rebound, with New Taipei recording the largest number of property transfers as buyers returned after a prolonged slowdown.
The July Rebound Was Visible
Municipal land administration data cited locally showed 20,506 transfers across Taipei, New Taipei, Taoyuan, Taichung, Tainan and Kaohsiung in July. That was up 12 percent from June and 8.8 percent from a year earlier.
New Taipei Led The Count
New Taipei recorded 4,850 transactions, ahead of Taoyuan, Taichung, Kaohsiung, Taipei and Tainan. The pattern matters because more affordable commuter locations can recover before the highest-priced Taipei City districts.
Credit Controls Still Shape Buyers
The rebound followed some easing of central bank credit controls earlier in the year, but mortgage access remains central to demand. Buyers should not treat one stronger month as a full price recovery.
Buyer Checks
Purchasers should review actual-price registration, building age, management quality, floor level, earthquake resilience, loan restrictions, MRT access and district transfer volume. Taipei City evidence should not be applied directly to New Taipei projects.
Outlook
Taiwan's market is showing activity improvement, not uniform price strength. New Taipei and Taoyuan may keep liquidity where affordability and transport align, while Taipei sellers still need current registered comparables. August transfer counts should confirm whether July demand was a durable rebound or delayed closings.
