Six City Transfer Slump Keeps Taipei And New Taipei Buyers In Low Volume Price Discovery
Taiwan's housing market is still being defined by low transfer volume, with Taipei and New Taipei buyers operating in a market where credit controls and cautious sentiment matter more than broad wealth effects.
Transfers Remain Weak
Local land-administration data reported that April transfers across the six major municipalities fell to the weakest same-month level in eight years. Taipei dropped 17.9 percent from March and New Taipei fell 20.7 percent, leaving many sellers without enough fresh comparable deals.
The Annual Mix Has Shifted
Cabinet data later showed 2025 sales transfers falling to a nine-year low while inheritance and gift transfers took a larger share of activity. Early 2026 data suggested some recovery in total transfers, but sales stayed below the prior-year pace.
Credit Controls Still Shape Demand
Central bank measures aimed at speculation have kept investment demand subdued. End users remain present, but buyers are more selective and less willing to chase prices without mortgage certainty.
What Buyers Should Check
Taipei and New Taipei buyers should compare actual transaction registrations, building age, management fees, parking, school access and bank approval terms. A low-volume market can hide stale asking prices.
Outlook
Taiwan is moving through price discovery rather than a broad rebound. Stable prices are possible, but a convincing recovery needs repeated sales transfers in Taipei, New Taipei and other major cities.
