Singapore's Resale Share Puts RCR New Launch Pricing On Watch
Singapore's second-quarter data shows a market where resale activity is doing more of the work while new-launch pricing is uneven across regions.
Resales Took More Share
URA reported 3,813 resale transactions in the second quarter, equal to 62 percent of all sale transactions, up from 59.6 percent in the prior quarter.
RCR Prices Slipped
Non-landed prices in the Rest of Central Region fell 1.2 percent in the quarter, while Core Central Region non-landed prices rose 1.8 percent.
Supply Policy Stays Heavy
The government is keeping 4,745 private residential units on the second-half confirmed GLS list, taking full-year confirmed supply to 9,320 units.
Outlook
Singapore's next signal is whether RCR developers trim expectations before bidding for more sites. Buyers should compare resale evidence with launch premiums.
Singapore Deal Checks
For Singapore, the practical check is whether this local signal is visible in signed contracts, bank approvals, registered transfers, lease negotiations, completed works or enforceable public rules. Buyers should compare URA, RCR, CCR with title documents, service charges, financing terms, physical condition, tax exposure, handover timing, official notices, comparable local evidence, vacancy and realistic exit demand before treating the latest news as a price guarantee. Where the signal comes from policy, auction schedules, lender programmes, construction surveys or market dashboards, the next step is to verify that it changes a specific district's supply, rent, liquidity or buyer capacity rather than only adding national background noise.
