Singapore Resales Rise To 62 Percent As RCR New Home Prices Slip
Singapore's second-quarter private housing data shows a resale-led market, with resale transactions rising while Rest of Central Region non-landed prices fell.
Prices Moderated
URA reported private residential prices up 0.5 percent in Q2 after a 0.9 percent rise in Q1. Non-landed prices fell 0.1 percent overall, with RCR down 1.2 percent.
Resales Took More Share
There were 3,813 resale transactions in Q2, up from 3,225 in Q1. Resales accounted for 62 percent of all sale transactions, compared with 59.6 percent in the previous quarter.
Supply Remains Policy Heavy
The confirmed-list GLS supply for the second half is 4,745 units, bringing full-year confirmed supply to 9,320 units. URA also cited about 60,600 private units expected to complete over coming years.
Outlook
Singapore's next signal is whether RCR pricing stabilises when new launches resume. Buyers should compare resale depth, vacancy and GLS pipeline before stretching mortgage assumptions.
