Singapore RCR Price Drop Meets Heavy GLS Supply In Second Half

Singapore's second-quarter URA release gives buyers a sharper local split: overall private prices rose modestly, but the Rest of Central Region fell while government land supply stays high.

The Regional Price Move Diverged

URA reported overall private residential prices up 0.5 percent in Q2, while non-landed RCR prices fell 1.2 percent. CCR prices rose and OCR prices slipped only slightly.

Resales Are Carrying Activity

There were 3,813 resale transactions in Q2, accounting for 62 percent of all private residential sale transactions. That makes completed-stock comparables especially important for buyers.

Supply Is Deliberately High

The 2H confirmed GLS list will add 4,745 units, bringing 2026 confirmed-list supply to 9,320 units. URA also reported 15,810 unsold units with planning approval.

Outlook

Singapore's next signal is whether RCR new launches clear without larger discounts. Buyers should compare resale evidence, unsold pipeline and project location before stretching mortgage assumptions.
