Shanghai Price Ceiling And Zhangjiakou Gain Show China's July Housing Split

China's latest 100-city data shows a narrow July split, with Shanghai holding the highest new-home price level while Zhangjiakou and Baotou posted the sharpest monthly gains.

The Gains Were Narrow

Fang research reported 25 of 100 cities with month-on-month new-home price increases in July, while 62 declined. Zhangjiakou rose 2.45 percent and Baotou 1.82 percent.

Shanghai Sets The Ceiling

Shanghai was listed near RMB 75,041 per square metre, ahead of Beijing and Shenzhen. That price level says more about city scarcity than national recovery.

Destocking Still Dominates

A city can show a monthly gain while developers in weaker districts still cut terms to move inventory. Buyers should compare project sell-through, not only city averages.

Outlook

China's next signal is the official 70-city release. If gains stay concentrated, developers outside prime Shanghai and selected northern cities will need discounts or slower launches.
