Second Hand Homes Make Up 65.6 Percent Of Turkiye July Sales

Turkiye's July housing data showed resale homes dominating liquidity, with second-hand transactions accounting for nearly two-thirds of all sales.

July Sales Fell From Last Year

TurkStat data reported by Anadolu Agency showed 123,603 homes sold nationally in July, down 17 percent from a year earlier. First-sale homes fell 8.6 percent to 42,529, while second-hand sales dropped 20.8 percent to 81,074.

Resales Set The Negotiation Price

Second-hand homes represented 65.6 percent of July sales. That makes existing-home evidence the main pricing reference for Istanbul, Ankara, Izmir and resort markets, even when developers advertise new-build premiums.

Istanbul Needs District-Level Risk Checks

Transport, earthquake resilience, urban transformation status and building age separate Istanbul districts more than broad city averages. A new unit in a renewal zone carries a different risk profile from older peripheral stock.

Buyer Checks

Purchasers should verify title, occupancy permit, earthquake compliance, management dues, mortgage availability, recent resale prices and foreign-buyer rules. Sellers should compare asking prices with real closed transactions, not inflation expectations alone.

Outlook

Turkiye remains active but more price-sensitive. Resale-based pricing should keep transactions moving, while projects asking large premiums without location or construction-quality proof may take longer to sell. Mortgage availability and inflation expectations will decide how much buyers can stretch. Istanbul sellers should watch district resale velocity before setting hard-currency expectations.
