Saudi Land Prices Lift Q2 Index While Villas Keep Falling

Saudi Arabia's second-quarter price rebound was driven by residential land rather than a uniform housing recovery, with villas still moving sharply lower.

The National Index Turned Positive

GASTAT's Q2 real estate price index showed a 1.3 percent annual rise after a decline in the previous quarter. Residential property rose 2.6 percent and agricultural property increased more strongly, while commercial property remained negative.

Land Did The Heavy Lifting

Residential land prices rose 6.3 percent year on year, making them the main driver of the housing rebound. Apartments increased only modestly, while villas fell 9.7 percent, showing that family housing demand is not evenly supporting every format.

Riyadh Still Needs Local Evidence

Riyadh price commentary shows a sharp local swing from decline to growth, but buyers need district-level transaction proof. Rent controls, infrastructure delivery and serviced-plot availability can create very different outcomes inside the same city.

Buyer Checks

Purchasers should verify zoning, road and utility access, subdivision approvals, building permissions, mortgage terms and nearby Ministry of Justice transactions. Villa buyers should compare replacement cost with recent resale discounts.

Outlook

Saudi land should keep attracting capital where infrastructure and planning certainty are clear. Villas may stay under pressure unless sellers adjust to affordability and financing realities in each local market. Riyadh buyers should compare serviced plots with finished family homes before bidding.
