Saudi Arabia's strongest local data signal is Riyadh's official indicators platform, where transaction value, active districts and property type now give buyers a sharper view of price discovery.

Riyadh Data Are Granular

The Real Estate Indicators platform showed Riyadh with about 13.6 thousand sales transactions and SAR 29.1 billion in transaction value for the selected period, with Ar Rimal named as the most active district and residential land as the most active property type.

National Prices Are Segment Split

GASTAT's Q2 real estate price index showed Saudi residential prices rising while commercial prices declined, with residential land values driving much of the increase. Villas, apartments and land therefore need separate underwriting.

Districts Carry Different Risk
