RCR Price Drop Tests Singapore Buyers As Resales Take Sixty Two Percent
Singapore's second-quarter URA data shows a more selective private-home market, with RCR non-landed prices falling while resale transactions took 62 percent of all private residential sales.
Prices Split By Segment
Overall private residential prices rose 0.5 percent in Q2, but non-landed RCR prices fell 1.2 percent. CCR non-landed prices rose 1.8 percent, while OCR prices slipped 0.1 percent.
Resales Are Carrying Liquidity
URA recorded 3,813 resale transactions in Q2, up from 3,225 in Q1, and resales accounted for 62.0 percent of all private residential transactions. That gives buyers more completed-unit evidence.
Supply Remains Heavy
The government will launch 4,745 confirmed-list private residential units in 2H 2026, taking full-year confirmed supply to 9,320 units. URA also counted 15,810 unsold units with planning approval.

Singapore's next signal is whether RCR weakness attracts buyers or forces developers to sharpen pricing. Households should compare resale evidence with new-launch premiums before committing.
