Thailand's local property signal remains sharply Bangkok-specific, with verified office availability on Rama 4 and other central corridors warning condo buyers to test tenant demand carefully.

OfficeBangkok's July market data tracked 302 buildings with about 8.71 million square metres of net leasable area and estimated overall occupancy of 85.2 percent. That leaves roughly 1.29 million square metres available across the database, even while headline asking rents have not fully adjusted.
Rama 4 Is A Pressure Point
The same dataset showed Rama 4 with about 226,347 square metres of available office space and among the higher weighted rents. For nearby condominium investors, office vacancy affects weekday footfall, expatriate tenant demand and the strength of rent assumptions around new mixed-use corridors.
Quality Splits The Market
Sukhumvit, Sathorn, Chidlom and Phloen Chit still command higher rents where buildings are modern and transit-linked. Older offices and nearby residential projects need more realistic yield calculations because tenant flight to quality can leave weaker buildings and fringe condos exposed.
