Qatar July Mortgage Values Put Doha Exposure Above Ordinary Deal Counts
Qatar's July real-estate bulletin shows a market where mortgage value is even more concentrated than ordinary sale counts, putting Doha exposure at the centre of financing risk.
Sales Were Broad But Led By Doha
The Ministry of Justice reported July real-estate transactions of about QR1.859 billion across 485 registered deals. Doha led by value at about QR763.8 million, followed by Al Rayyan and Al Daayen.
Mortgage Values Were Larger
July mortgage activity reached 212 transactions with a total value near QR4.966 billion. Doha accounted for the highest mortgage value at more than QR3.15 billion, even though Al Rayyan recorded the highest number of mortgage transactions. That concentration affects refinancing assumptions because a small number of high-value pledged assets can move the value index more than ordinary apartment sales.
Residential Units Remain A Separate Segment
Residential-unit transactions reached 114 deals worth about QR197.8 million. Buyers in The Pearl, Lusail and other apartment zones should not mix unit pricing with municipality-wide land and building totals.
Buyer Checks
Purchasers should verify title eligibility, Ministry of Justice registration, municipality, building service charges, mortgage terms, rental permissions and comparable registered unit prices. Mortgage concentration should be considered when assessing liquidity and lender appetite.
Outlook
Qatar's strongest liquidity should stay in municipalities with clear ownership rights, financing depth and rental demand. The July mortgage concentration means Doha assets need careful debt and valuation checks, not only sale-count confidence.
