Puerto Buceo Yield Gap Shows Montevideo Premium Buyers Paying For Liquidity

Montevideo's July index shows premium apartment buyers paying for location and liquidity in Puerto Buceo, even though higher gross yields sit in less expensive neighbourhoods.

Puerto Buceo Is Near The Top

The INGAR neighbourhood page placed Puerto Buceo apartments at a median USD3,932 per square metre in July, ranking second among published Montevideo neighbourhoods. The typical apartment price was around USD350,000 with a medium supply profile.

Yield Is Not The Same As Prestige

Citywide apartment gross yield was about 6 percent, while Puerto Buceo's estimated gross yield was 5.5 percent. Higher published yields were available elsewhere, including Cerro, but those returns come with different liquidity and operating-risk assumptions.

Golf Still Leads Price Per Metre

The broader index placed Golf at about USD4,070 per square metre, ahead of Puerto Buceo and Villa Biarritz. That ranking helps buyers separate quality-location premiums from income-oriented acquisition strategies.

Buyer Checks

Purchasers should compare signed rents, building expenses, vacancy, property taxes, maintenance, parking, security and resale depth. Gross yields should be reduced for management, vacancy and common charges before bidding.

Outlook

Montevideo's premium districts should retain liquidity for well-maintained apartments, but income investors may need to look outside the top-priced areas. The spread between gross and net yield will decide whether Puerto Buceo still clears at premium pricing.
