Pocitos Yield Gap Shows Montevideo Buyers Paying Above City Apartment Median

Montevideo apartment buyers have a clearer neighbourhood benchmark after July data showed Pocitos trading far above the city median while offering a lower gross yield than cheaper areas.

The City Median Is Lower

The July INGAR index placed Montevideo's apartment median at about USD2,486 per square metre, with a median gross rental yield near 6 percent. That city figure is useful only when separated by neighbourhood and property type.

Pocitos Commands A Premium

Pocitos apartment data showed a median around USD3,548 per square metre, about 43 percent above the Montevideo median, with a median rent near USD883 and an estimated gross yield of 5.1 percent. Buyers are paying for liquidity, services and coastal access.

Premium Areas Need Yield Discipline

Puerto Buceo and other prime neighbourhoods also sit above the city median. A higher price per square metre can still be rational, but only if vacancy, building quality, expenses and resale demand justify the lower income return.

Buyer Checks

Purchasers should verify title, condominium expenses, building reserves, maintenance, coastal exposure, parking, actual occupancy history and comparable asking versus closed-sale evidence. Yield estimates should be treated as estimates, not guaranteed returns.

Outlook

Pocitos and Puerto Buceo should remain liquid premium references, but buyers need realistic income assumptions. Lower-priced Montevideo neighbourhoods may offer stronger yields where services and tenant demand are reliable.
