Piedras Blancas' 11.8 Percent Yield Puts Montevideo Income Buyers Beyond Coastal Prestige
Uruguay's local income-property signal is in Montevideo's neighbourhood data, where Piedras Blancas posted the highest published apartment yield in the June INGAR index.
The Yield Is High
INGAR's June data put Piedras Blancas apartment asking prices around USD 929 per square metre and estimated gross yield at 11.8 percent, with an estimated net yield of 7.6 percent. The median apartment price was about USD 46,000 for a 50 square metre unit.
Low Price Is Not Low Risk
Piedras Blancas ranked last among the published neighbourhoods by apartment price per square metre, and supply was described as low. That can create attractive yield math, but thin supply also makes individual building condition and tenant depth more important.
Prestige Areas Price Differently
Coastal and premium Montevideo districts carry higher prices and often lower yields. Investors choosing Pocitos, Golf or Puerto Buceo may be buying liquidity and prestige rather than maximum income return.
What Buyers Should Check
Montevideo investors should convert gross yield to net yield after taxes, vacancy, administration and repairs. In lower-price districts, tenant screening, security, building condition and resale liquidity deserve extra attention.
Outlook
The July and August INGAR updates will show whether Piedras Blancas keeps its yield lead. Income buyers should price net cash flow, tenant depth and resale liquidity, not neighbourhood reputation alone.
