Cyprus' July sale-contract data shows a broader market than the usual Limassol headline, with Paphos and Larnaca both adding useful liquidity signals for buyers.

The National Total Crossed A Threshold

Land Registry offices received 2,040 sale contracts in July, the strongest month of 2026 and the first month of the year above 2,000. The January to July total reached 12,047 contracts, up 14 percent from the same period in 2025.

Paphos Added Momentum

Paphos recorded 395 contracts in July, up 15 percent from a year earlier, and its seven-month total rose 20 percent. That matters for buyers comparing holiday, retirement and investment demand outside the highest-priced Limassol areas.

Larnaca Offers A Steadier Profile

Larnaca reached 436 July contracts and stayed above last year's level every month in 2026. Its consistency can appeal to buyers seeking liquidity without relying only on premium coastal demand or single-project sales campaigns.

Buyer Checks

Purchasers should verify Land Registry filing, title status, planning consent, VAT treatment, transfer costs, common expenses and rental rules. Foreign buyers should test currency exposure and avoid assuming district totals prove unit-level liquidity.

Outlook

Cyprus' second-half test is whether the 2,000-contract level repeats after summer. Paphos has momentum, while Larnaca's steadier run may support more disciplined pricing for buyers who want depth over speculation.
