Oman Usufruct Title Service Brings 99-Year Property Rights Into Digital Workflow
Oman's property-registration reform is becoming practical for investors as the government service for issuing title deeds under usufruct contracts sets out fees, documents and term limits.
The Service Defines The Contract
The updated government service allows registration of a usufruct right and issuance of a title deed. The contract must generally run for at least one year and no more than 99 years, with required identity documents, title deed evidence and property checks.
Registry Reform Supports Confidence
Oman's new Real Estate Registry Law also points toward electronic title deeds, translated copies and more modern authentication. Those changes matter for non-Omani investors, companies and lenders that need a clearer evidence trail.
Muscat Buyers Need Planning Checks
Usufruct value depends on whether the property is free from seizure, mortgage or planning issues unless approvals are obtained. A long right is not useful if the plot cannot support the intended use or transfer path.
Buyer Checks
Applicants should confirm cadastral plan validity, mortgage consent, permitted use, registration fees, contract wording, signatory authority and whether the right can be assigned or financed. Developers should build these checks into reservation documents.
Outlook
Oman's digital registry path should improve transaction confidence if implementation is consistent. Properties with clean title, clear usufruct terms and translated documentation should be easier for foreign-linked buyers to underwrite.
