Oberoi's Rs 8,109 Crore Gurgaon Launch Deepens India's Luxury Housing Split - July 15, 2026

India's housing market produced a sharp local signal today: Oberoi Realty's first Delhi-NCR luxury project reported about Rs 8,109 crore in gross bookings, showing that high-ticket demand in Gurgaon can still move quickly even as national listed real-estate valuations correct.

Gurgaon absorbs a major luxury debut

The Times of India reported that Oberoi Realty recorded the bookings at Three Sixty North, its debut luxury residential project in Gurgaon. The launch matters because Oberoi is a Mumbai-based developer entering Delhi-NCR with a project aimed at buyers who can absorb ultra-premium pricing.

The location also matters. Gurgaon has become one of NCR's clearest luxury demand corridors, especially along Golf Course Extension Road and adjacent corporate districts where business owners, executives and returning NRIs compete for large-format apartments.

NCR is not moving like Bengaluru or Mumbai

The deal lands just days after The Economic Times framed Bengaluru, Mumbai and Delhi-NCR as three different housing markets. Bengaluru remains the stronger volume engine, Mumbai stays the expensive heavyweight, and NCR is more selective.

Oberoi's Gurgaon result supports that reading. Demand is not broad and uniform; it is concentrated in branded, amenity-heavy projects where affluent buyers trust execution and location.

Supply growth is still national, but pricing power is local

PropEquity data cited by The Economic Times showed Q2 housing sales across India's top nine cities up 19% year on year, while new launches jumped 43%. Bengaluru led demand, but the larger point is that supply is expanding quickly.

That can pressure weaker micro-markets. In Gurgaon, however, marquee launches with limited comparable stock can still command attention, especially when buyers see the project as a long-term lifestyle and capital-preservation asset.

Outlook

India's second-half market is likely to reward developers with brand trust, clean land, and strong micro-market positioning. The risk is that a 43% supply jump creates inventory stress outside the best corridors, while Gurgaon luxury buyers continue to concentrate capital in a small number of trophy projects.
