Nonthaburi Resale Condos Strengthen As Bangkok Detached Homes Lose Value
Greater Bangkok's first-five-month data show a product split that is now visible outside the capital, with Nonthaburi resale condominium demand stronger while Bangkok detached-house values weaken.
Bangkok Condos Outperformed
Kiatnakin Phatra data showed Bangkok condominium transfers rising 24.9 percent in volume and 16 percent in value during the first five months of 2026. Detached houses moved the other way, with volume down slightly and value down 9 percent.
Shophouses Were Weakest
New shophouses recorded the sharpest contraction, with transfer value dropping 48.4 percent. That points to buyer resistance against higher-ticket and commercial-style assets when credit and business confidence remain cautious.
Nonthaburi Adds A Resale Signal
Nonthaburi was one of the stronger surrounding provinces, helped by condominium demand and resale activity. That matters because buyers are looking for affordability and practical commuting rather than only prestige addresses. Buildings near rail links or established retail nodes should be benchmarked separately from distant inventory with similar unit sizes.
Buyer Checks
Bangkok and Nonthaburi buyers should compare project debt, transfer fees, common-area charges, actual mortgage approval, rail access, flood exposure and recent transfers in the same district. Condo investors should test rents against completed competing projects.
Outlook
Greater Bangkok should remain selective. Affordable condos and practical homes near transport should clear better than high-ticket detached or shop-house stock unless developers adjust price, payment terms or unit configuration.
