Noida And Gurugram Price Gains Turn NCR Into India's Yield Test

India's newest local housing signal is in Delhi NCR, where Noida and Gurugram are being measured as both capital-appreciation and rental-yield leaders.

The Price Gains Are Large

Current market reporting put Noida residential prices up about 125 percent since 2019 and Gurugram up about 117 percent. Noida rose from roughly Rs 4,795 to Rs 10,780 per square foot.

Yields Also Moved

Reported rental yields increased about 70 basis points in Noida and 80 basis points in Gurugram, with Noida moving from 3.2 percent in 2019 to about 3.9 percent in Q2 2026.

UP-RERA has also been approving new projects across districts, adding regulated supply to the same investor story. Buyers should compare yield claims with registration, possession and construction records.
