New Taipei's June Transfer Jump Puts Sanchong And Xindian New Builds Back In Focus

Taiwan's most current local housing signal is in New Taipei, where June transfer volume rose 20 percent and new-build transfers lifted specific districts.

New Taipei City's land administration reported 4,724 building transfer units in June 2026, up 787 units or 20 percent from May. Transaction cases including land and buildings rose 18.9 percent to 4,865.

District Gains Were Specific

The largest increases came from Sanchong, Sanzhi and Xindian, with the agency attributing the gains to batches of new completed-home transfers and second-hand transactions. That means the headline increase is partly delivery-driven.

Taipei Data Add Context

Taipei's monthly reporting still shows buyers watching price indices, transaction values and district changes closely. New Taipei's June jump can support sentiment, but it does not prove every district has demand strength.

What Buyers Should Check

Buyers should ask whether a district increase came from one new project, broad resale activity or administrative transfer timing. In Sanchong and Xindian, building age, MRT access and management fees still decide resale value.

Why Batch Transfers Can Distort Momentum

New completed-home transfers can lift one month's volume without proving sustained demand. Buyers should compare June's district gains with contract prices, resale listings and July disclosure updates before treating the increase as a market turn.
