New Taipei Leads Six City Transfer Rebound As Taiwan Buyers Return Cautiously
Taiwan's housing market showed a July rebound as transfers across the six special municipalities rose both monthly and annually, led by New Taipei City.

Municipal land administration data reported 20,506 property transfers across Taipei, New Taipei, Taoyuan, Taichung, Tainan and Kaohsiung in July, up 12 percent from June and 8.8 percent from a year earlier. New Taipei led with 4,850 transfers, followed by Taoyuan and Taichung.
Market Segment
The rebound is still uneven. Greater Taipei and Kaohsiung attracted premium and owner-occupier buyers, while first-hand sales remained relatively low because investors are cautious and central bank policy remains an important constraint. New Taipei's lead also shows demand is spreading to larger, more affordable commuter markets rather than staying only in Taipei City.
Who Is Affected
Owner-occupiers have re-entered, especially where mortgage expectations feel more stable after earlier credit-control easing. Sellers should not overread one month because the first seven months were still roughly flat from a year earlier.
Buyer Checks
Buyers should compare land-office transfer data, actual transaction records, mortgage approval terms, building age, parking, management fees, school access and future infrastructure claims. A transfer rebound is useful only when it matches the district and product being considered.
Outlook
Taiwan's market is recovering cautiously rather than surging. If transfer gains continue into the election season, confidence should improve, but affordability and credit limits will keep buyers selective.
