Mortgage Rates Near 6.8 Percent as Shelter Inflation Finally Slows - July 15, 2026
The US housing market is sending two different signals today. Shelter inflation is finally cooling in the consumer-price data, but mortgage rates are back near one-year highs and home prices remain close to records. That keeps affordability tight even as one major inflation pressure eases.
Shelter costs cooled in June inflation data
MarketWatch reported that rent and shelter costs rose only 0.1% in June, the smallest monthly increase in five and a half years. That is important because shelter has been one of the biggest contributors to post-pandemic inflation.
For renters, the data does not erase the earlier rent surge. It does, however, suggest that the pace of new pressure is slowing nationally, even while cities such as New York remain extremely expensive.
Mortgage rates are moving the other way
The buyer side looks less forgiving. Investopedia reported that average 30-year fixed mortgage rates reached 6.78% in mid-July, the highest level since last summer. The move reverses earlier optimism from buyers who had hoped lower rates would unlock more affordability in the second half.
The Wall Street Journal's Buy Side put the July 14 average at 6.64% for a 30-year loan and 6.03% for a 15-year loan, underscoring that quotes vary but remain firmly in the mid-to-high 6% range.
Record prices keep the payment shock alive
Home prices are still high enough to offset much of the benefit from slower rent inflation. Investopedia reported that Redfin's June median sale price was nearly USD 409,000, up 2.2% year on year, with strong gains in San Francisco, Pittsburgh and West Palm Beach.
That creates a narrow buyer pool. Higher-income households can still bid, while first-time buyers remain sensitive to every rate move.
Outlook
The most likely near-term outcome is a low-volume market with slower inflation but persistent affordability stress. If rates stay above 6%, buyers will focus less on headline prices and more on monthly payment discipline, lender shopping and local rent-versus-buy math.
