Uruguay's newest local-market read comes from Montevideo apartment yields, where June data put the city median gross yield at six percent and placed Piedras Blancas well ahead of prestige coastal districts.

The INGAR June index placed Montevideo's median apartment asking price at about USD 2,539 per square metre and the median gross apartment rental yield at 6.0 percent, with an estimated net yield around 3.9 percent after standard deductions.
Piedras Blancas Leads On Yield
Piedras Blancas posted the highest gross apartment yield in the published table at 11.8 percent, while premium areas such as Golf, Puerto Buceo and Villa Biarritz carried much higher price-per-square-metre levels. That is a classic income-versus-prestige split.
Rental Speed Favors Central Demand
