Montevideo July Apartment Yields Put Cerro Ahead At 11.6 Percent Gross
Montevideo investors have a fresh neighbourhood yield map after the July INGAR index placed the city's median apartment yield near 6 percent and Cerro far above the published average.
The Index Gives Neighbourhood Detail
The July index places the median apartment price in Montevideo at about USD2,486 per square metre and the median gross apartment rental yield at 6 percent. Cerro led the published ranking with an estimated 11.6 percent gross yield.
Premium Areas Carry A Different Bet
Puerto Buceo, Carrasco, Punta Carretas and Pocitos show higher prices and different rental profiles. A lower yield in a premium district may still be acceptable if vacancy is lower and resale liquidity is stronger.
Offer Prices Need Caution
The index is based on asking data and excludes some segments when samples are weak or movements look atypical. Investors should treat yields as a screening tool, not a guaranteed return.
Buyer Checks
Purchasers should compare signed rents, building expenses, vacancy, taxes, maintenance, neighbourhood safety, transport access and resale depth. Older apartments with high yields can carry repair costs that reduce net income, so building-condition checks matter before bidding.
Outlook
Montevideo's best opportunities are becoming more neighbourhood-specific. Cerro may attract yield buyers, while coastal districts should keep drawing capital seeking liquidity, tenant depth and lower operational risk.
