Madrid Rent Hits EUR23.7 Per Square Metre As Barcelona Slips Under Spain's June Rental Cap Split
Spain's latest rental signal is sharply local: Madrid became the most expensive capital for tenants in June while Barcelona prices were lower year on year under a different policy and supply setting.

Idealista reported that Spain's residential rents rose 4.2 percent year on year in June to EUR 15.3 per square metre, a national record in its series. The quarterly increase was 1.6 percent.
Madrid Led The Capitals
Madrid reached EUR 23.7 per square metre, ahead of Barcelona at EUR 23.0 and Palma at EUR 19.1. The province of Madrid also rose 7.8 percent year on year, making tenant affordability a key local constraint.

Barcelona province rents were reported down year on year, while Catalonia also showed an annual decline. That creates a policy and supply contrast with Madrid rather than a single national rental story.
