Idealista's June 2026 rental data placed Madrid city at EUR 23.7 per square metre, up 1.1 percent from May and 7.6 percent from a year earlier. The citywide average is useful, but the district table is where household pressure becomes clearer.

Salamanca reached EUR 28.8 per square metre, while Villaverde stood at EUR 17.6 and San Blas at EUR 17.8. Lower nominal rents in outer districts do not remove affordability pressure when wages, commuting costs and available unit sizes are considered.
