Lusail And The Pearl Unit Sales Keep Qatar's Weekly Bulletin Central To Apartment Pricing

Qatar's most useful property signal remains the Ministry of Justice weekly bulletin, where land, building and residential-unit trades give Lusail and The Pearl buyers a transaction anchor.

The Weekly Bulletin Is The Evidence

Recent Ministry of Justice reporting showed weekly real estate trading above QAR 415 million, including roughly QAR 379 million in sales contracts and about QAR 36 million in residential-unit contracts for the same period. The bulletin lists municipalities and specific areas rather than relying on broad market language.

Lusail And The Pearl Stay Visible

The traded areas included Lusail, The Pearl, Al Kharaej, Al Gharafa and Al Wukair, alongside municipalities such as Doha, Al Rayyan, Al Daayen and Al Wakrah. Apartment buyers need that location split because unit liquidity differs sharply by tower and district.

Land Is Not Apartment Demand

Weekly value can be driven by vacant land, residences, residential buildings, complexes or units. A large total does not automatically mean tower apartments are clearing at premium prices.

What Buyers Should Check

Buyers should separate land transactions from residential-unit contracts, then compare tower-specific transfers, service charges, lease evidence and handover condition. Lusail and The Pearl premiums need recent unit-level support.

Outlook

Qatar's next useful signal is the next weekly bulletin. Until repeated unit trades appear in the same district, sellers should be careful about extrapolating from headline transaction value.
