Lusail And Pearl Island Deals Keep Qatar Weekly Trading Below June Peak

Qatar's weekly registry data shows a still-active but more selective market, with Lusail 69, The Pearl Island and Doha-area deals keeping attention on actual transfers rather than broad demand claims.

The Weekly Value Was Lower

The Ministry of Justice reported real estate trading above QR 383 million for the June 21 to 25 week, including QR 317.9 million in sales contracts and QR 65.1 million in residential-unit contracts. The previous reported week had been higher.

Activity Was Spread By Municipality

Sales were concentrated across Al Wakra, Doha, Al Rayyan, Al Daayen, Al Khor and Al Thakhira, Al Shamal and Umm Slal, with named zones including Lusail 69, The Pearl Island, Al Kharayej, Ghar Thuaileb, Al Gharrafa and Al Wukair.

Unit Sales Need Building-Level Review

A weekly total can hide a small number of larger land or building deals. Apartment buyers in Lusail or The Pearl need to compare same-building transfers, service charges and vacancy rather than assume the whole market is equally liquid.

What Buyers Should Check

Buyers should review recent Ministry of Justice transfer evidence, municipality, zone, property type, title restrictions, maintenance costs and rental demand. A villa, land plot and residential unit each need a different comparable set.

Outlook

Qatar's next signal is whether weekly values stabilise after the lower print. Lusail and The Pearl can defend premiums when registered unit transfers repeat, not when demand is inferred from total trading value alone.
