Limassol's 727 June Contracts Put Title Searches Ahead Of Coastal Buyer Speed

Cyprus' strongest local property signal is in Limassol, where June sale contracts surged and buyers now need to treat Department of Lands and Surveys checks as a precondition, not an afterthought.

June Was A Record Month

DLS-based reporting put registered sale contracts at 1,964 in June, up 27 percent from a year earlier. Limassol drove the move, with 727 transactions compared with 444 in June 2025, showing demand can remain strong even when affordability concerns are visible.

Foreign Demand Is Concentrated

Foreign purchasers accounted for a large share of coastal activity, with Limassol and Paphos both exposed to EU and non-EU buyers. That demand supports liquidity, but it can also compress negotiation time and tempt buyers to skip document review.

Local Buyers Still Matter

Cypriot buyers remained the largest group in Limassol, which makes the market more than a pure overseas-investor story. Sellers therefore need to price against local purchasing power as well as relocation and second-home demand.

What Buyers Should Check

A buyer should request the deposited-contract search, separate-title position, planning consent, developer obligations and any non-EU permission timeline before releasing a large deposit. Strong demand increases the value of clean documents.

Outlook

The July DLS table will show whether June was a spike or a new baseline. Until then, Limassol and Paphos buyers should move quickly only after title risk is understood.
