Limassol And Paphos Keep Cyprus July Sales Above The Two Thousand Contract Line

Cyprus crossed an important monthly threshold in July as Land Registry sale contracts moved above 2,000, with district performance showing demand is broader than one resort market.

July Passed A Clear Threshold

Land Registry offices received 2,040 sale contracts in July, the strongest month of 2026 and the first monthly total above 2,000 this year. The January-to-July count reached 12,047 contracts, up 14 percent from the same period of 2025.

District Demand Is Not Identical

Limassol and Paphos carried much of the expansion, but Larnaca also remained a useful liquidity signal. Limassol's pricing often reflects business and seafront demand, Paphos captures retirement and holiday-home buyers, and Larnaca benefits from steadier end-user and airport-linked activity.

Contracts Are Not Finished Risk

A lodged contract improves evidence of market depth but does not remove title, VAT, common-expense or delivery risk. Buyers still need to examine whether a unit has separate title or whether the transaction depends on developer follow-through.

Buyer Checks

Purchasers should verify Land Registry filing, title-deed status, planning consent, VAT treatment, transfer fees, common expenses, rental rules and foreign-buyer procedures. District totals should be used to benchmark liquidity, not to justify any individual asking price.

Outlook

If Cyprus can hold near the 2,000-contract level after the summer period, sellers in liquid districts will retain confidence. Buyers should still press harder on projects without title clarity or realistic rental evidence.
