Limassol And Paphos Drive Cyprus Past 2,000 July Sale Contracts
Cyprus crossed an important monthly threshold in July as sale contracts lodged with the Land Registry exceeded 2,000 for the first time this year, led by Limassol and Paphos.
July Was The Strongest Month
Official Land Registry-based figures show 2,040 sale contracts in July, ahead of June and up from a year earlier. January through July reached 12,047 contracts, keeping every month of 2026 above the comparable 2025 level.
Limassol Carries The Largest Weight
Limassol remained the largest district, with 695 July contracts and 3,959 over the first seven months. Its contribution to additional national sales is significant, but buyers still need to separate prime coastal, city, land and apartment products.
Paphos Shows Foreign-Buyer Depth
Paphos grew strongly and continues to draw a large share of foreign-buyer demand. That helps liquidity, but it also means exchange rates, residency planning, maintenance charges and title clarity matter for pricing.
Buyer Checks
Investors should verify Land Registry filings, separate title status, planning permissions, VAT treatment, common expenses and declared transfer values. A growing district total is not a guarantee that every project has resale depth.
Outlook
Cyprus' second-half market will be judged by whether July's 2,000-contract level repeats. Limassol and Paphos should remain the clearest liquidity centres, while weaker districts may require stronger pricing discipline.
