Lentor Gardens And Dunearn House Drive July New Home Rebound To 731 Sales

Singapore's July new-home rebound was launch-led, with Lentor Gardens Residences and Dunearn House accounting for most of the month's private developer sales.

URA-based research showed developers sold 731 new private homes excluding executive condominiums in July, up 368.6 percent from June. Lentor Gardens Residences sold 270 units at a median of about S$2,357 per square foot, while Dunearn House sold 212 units at about S$3,111 per square foot.

Market Segment

The two launches tell different local stories. Lentor Gardens tests mass-market depth in the Lentor Hills precinct after several prior launches, while Dunearn House tests Core Central Region appetite in the upcoming Bukit Timah Turf City area. Their results also show buyers are still willing to act when the price quantum, floor plan and precinct story line up.

Who Is Affected

Owner-occupiers are still the main buyer base, with Singaporeans dominating new non-landed transactions. Foreign demand remains muted because the 60 percent Additional Buyer Stamp Duty keeps non-local participation low.

Buyer Checks

Buyers should compare median launch prices, unit mix, remaining unsold inventory, ABSD exposure, school and transport access, maintenance fees and future competing launches. A strong launch weekend should be read against total precinct supply.

Outlook

July proves buyers will return for well-located launches at acceptable quantum. August may be quieter, so September launches will give the clearer test of whether momentum is broader than two projects.
