Larnaca Contract Growth Gives Cyprus Buyers A Third District Liquidity Check
Cyprus' July sale-contract data is not only a Limassol and Paphos story; Larnaca gives buyers a third district to test liquidity as national filings stay above the 2,000-contract line.
The National Count Is Clear
Land Registry offices received 2,040 sale contracts in July, the strongest month of 2026 and the first monthly total above 2,000 this year. January-to-July filings reached 12,047, up 14 percent from the same period last year.
Larnaca Matters To Affordability
Limassol and Paphos carried much of the expansion, but Larnaca's steady activity matters because it often gives end users and airport-linked buyers a different price and rental profile. A buyer priced out of prime Limassol should not automatically move to Paphos without testing Larnaca comparables.
Contracts Are Only The First Filter
A lodged sale contract is useful evidence of activity, but it does not remove title-deed, VAT, planning, delivery or common-expense risk. District totals can support liquidity assumptions, not replace project-level due diligence.
Buyer Checks
Purchasers should verify Land Registry filing, title-deed status, planning consent, VAT treatment, transfer fees, common expenses, rental rules and foreign-buyer procedures. Comparable sales should be matched by district, property type and title status.
Outlook
If Cyprus keeps filing more than 2,000 monthly contracts after summer, sellers in liquid districts will retain leverage. Buyers should still press harder on projects without title clarity or realistic rental evidence.
