Larnaca Adds Steady Growth As Cyprus July Sales Cross 2,000 Contracts

Cyprus' July Land Registry figures kept the focus on Limassol and Paphos, but Larnaca's steadier performance gives buyers a second liquidity signal outside the two fastest-growing districts.

Sale contracts lodged with the Land Registry reached 2,040 in July, the strongest month of 2026 and the first above 2,000. The first seven months reached 12,047 contracts, up 14 percent from the same period in 2025.

Larnaca Is The Stability Story

Limassol and Paphos accounted for most of the additional national growth, but Larnaca still recorded 436 July contracts and remained above last year's level every month. That consistency matters for buyers who want liquidity without relying only on premium coastal pricing.

District Totals Still Hide Product Risk

A sale contract in central Larnaca, a coastal Limassol apartment and a Paphos villa do not share the same buyer pool. Foreign demand, title status, VAT treatment and service charges shape resale depth.

Purchasers should verify Land Registry filing, separate title, planning consent, common expenses, VAT position and declared transfer value. Foreign buyers should also check currency exposure and ownership requirements.

Outlook

Cyprus' second-half test is whether the 2,000-contract mark repeats. Limassol and Paphos remain the main growth engines, but Larnaca's steadier pattern may appeal to buyers prioritising liquidity and manageable entry prices.
