June Turkey Sales Data Keeps Istanbul Buyers Focused On Mortgage And Resale Depth

Turkey's latest official housing data keeps Istanbul buyers focused on transaction depth, with June figures showing new and existing sales that need to be read against mortgage access and district-level resale liquidity.

TurkStat Shows The Sales Split

TurkStat's June 2026 release reported first-hand home sales of 43,406 and second-hand sales of 86,573 across Turkey. The split confirms that resale stock remains the larger part of the market.

Mortgage Access Is A Separate Signal

Earlier monthly data showed mortgaged sales running far below cash and other-sale categories. In Istanbul, that means buyers with cash or strong bank access can negotiate differently from households constrained by rates, loan limits, bank valuation gaps and shorter approval windows.

Districts Cannot Be Averaged

Istanbul pricing varies by transport, earthquake-risk perception, building age, title clarity and urban-transformation status. A new building near metro access is not comparable to older stock needing structural or legal review.

What Buyers Should Check

Buyers should compare district transfer volumes, building age, occupancy permit, earthquake retrofit status, service charges and mortgage eligibility. Foreign buyers should also verify citizenship or residence assumptions separately from purchase value.

Outlook

Turkey's market remains active, but liquidity is uneven. Istanbul homes with clean title, safer construction and strong transport should keep drawing demand, while weaker resale stock needs realistic pricing.
