June TUIK Release Puts Turkey Mortgage Demand Ahead Of Foreign Buyer Volume

Turkey's latest official release keeps the market focused on financing rather than foreign-buyer volume, with mortgaged sales proving more resilient than other categories in the May and June statistical cycle.

May Showed The Split Clearly

TUIK reported May home sales down sharply year on year, but mortgaged home sales fell only 2.8 percent while other sales dropped much more. That made credit availability the stronger demand signal.

Foreign Sales Were Smaller

May sales to foreigners were 1,387, down 27 percent from a year earlier, with Russians, Iranians and Ukrainians leading by nationality. Foreign buyers accounted for only 1.5 percent of total home sales.

Istanbul remains the key province for both local and foreign buyers, but sellers need to distinguish cash foreign bids from mortgage-supported domestic transactions.

Outlook

Turkey's next signal is the July sales release in mid-August. If mortgage demand holds while foreign sales stay low, Istanbul pricing will depend more on local credit than passport demand.
