June Mortgage Sales Jump 72.1 Percent As Istanbul And Antalya Foreign Demand Remains Selective

Turkey's June housing data show a sharp mortgage rebound, but foreign-buyer demand remains selective and concentrated in the same cities that dominate cross-border sales.

Mortgage Sales Rebounded

TURKSTAT's June 2026 release recorded 129,979 residential sales, up 15.8 percent from a year earlier. Mortgaged sales rose 72.1 percent to 25,993, taking a 20 percent share of the total, while other sales still made up the larger part of the market.

First Sales Improved

First-hand sales increased 23.1 percent to 43,406, while second-hand sales rose 12.5 percent to 86,573. That combination helps developers, but the first-half total still remained slightly below the prior-year period, so one strong month does not erase earlier weakness.

Foreign Sales Are Small But Visible

Foreign buyers purchased 2,015 homes in June, equal to 1.6 percent of total sales, with Russian, Ukrainian and Iranian buyers leading by nationality. Istanbul, Antalya and Mersin remain the key markets for foreign demand, but residency and citizenship rules keep that demand more selective than in earlier cycles.

What Buyers Should Watch

The practical check is whether mortgage buyers are supporting the same districts as foreign buyers. Istanbul and Antalya sellers should prove recent comparable sales rather than relying on national June growth.

Outlook

Turkey's next signal is the July release due in mid-August. Istanbul and Antalya sellers should not confuse a mortgage rebound with unlimited foreign-buyer depth.
