July Sales Lift Bahrain Property Trading Above BD795 Million
Bahrain's summer transaction data shows the market holding momentum, with July sales adding more than BD134 million and pushing year-to-date property trading above BD795 million.
July Extended The First-Half Run
Survey and Land Registration Bureau figures reported 988 sale transactions in July, up from June and May, after the first half produced 5,038 sales worth BD671.03 million. The larger register also shows heavy activity in ownership transfers, mortgages and other filings.
Muharraq Remains A Liquidity Marker
Earlier 2026 data placed Muharraq Governorate at the top by transaction count, with Diyar Al Muharraq the busiest area in the first quarter. That matters because island, freehold and master-planned districts are where buyers can compare repeat sales, infrastructure delivery and service charges.
Land And Residential Permits Point Different Ways
Land was the most traded property type in the first quarter, while residential building permits rose even as total new permits fell. Developers therefore face a mixed market: housing demand exists, but off-plan pricing and buyer finance must still be realistic.
Buyer Checks
Purchasers should compare SLRB registration evidence, RERA project status, service charges, ownership eligibility, title restrictions and building handover records. A busy district does not remove unit-level due diligence.
Outlook
Bahrain's second-half signal will be whether July's value can repeat without overreliance on a few active districts. Diyar Al Muharraq and Manama locations should keep pricing power where registered liquidity and completed services align.
